| PLANNING | BUILDING REGULATIONS |

Comprising a large, derelict bungalow with outline planning approval already obtained, this site on Marshall Road, Mapperley was primed for redevelopment in order to optimise the available space.

MNCN was instructed as the architect to deliver drawing package to obtain both planning and building regulations approval. Using the previously approved outline planning as the starting point, the intent moving forward was to tweak the aesthetics to suit the immediate surroundings as well as incorporating a layout that suited the functionality of the families that would eventually call the properties home.

The shape of the site lent itself to extending the properties to the rear to create private, external living spaces with a seamless transition from an ‘open-plan’ living hub (living/kitchen/dining) to the rear of the property. Along with the open-plan hub, the ground floor housed two medium-sized bedrooms with a shared bathroom and the added luxury of a utility/cloakroom.

The first floor consists of two master suites. Luxurious amenities such as walk-in dressing rooms and en-suites create added value for the eventual occupants of these desirable dormer bungalows on Marshall Road in Nottingham.

All involved successfully achieved a pair of dormer bungalows that hit the design brief and were both aesthetically pleasing from the street scene and optimally functional.
