Following the planning stage of a project comes building regulations. Here, much like with planning, we are required to obtain approval from the local authority (or an independent agency). However, where it differs from planning is the level of detail.

At this stage, a much more detailed drawing package is required to show the standards to which the proposal will be built (i.e. level of insulation, waterproofing, structural stability, etc). This is all to ensure that a project is inline with the relevant guidelines and regulations (such as the approved documents and british standards).

In addition to the architectural package, items such as structural calculations are required to be obtained from qualified professionals at this stage. These are also submitted to the local authority and essential to gain the approval required to move a project forward.

From here projects are typically divided in to two groups:

  1. More simple projects (such as residential extensions) which can be built from building regulations package and,
  2. More complex projects which require more detailed drawings to build from; these are known as construction or working drawings.
